Piccolo House

5 JOHN Street | SOUTH MELBOURNE

Design in full expression in South Melbourne.

Piccolo House is a new kind of landmark. The mixed-use development sits on a rare island site in South Melbourne, uniting architecture, community and craft. 

Designed in collaboration with Wood Marsh, it brings together residential, retail, hospitality and workplace environments in a single, sculptural form that responds to its surrounds from every angle.

At street level, the building draws from its heritage – referencing laneway textures and the area’s industrial past – while above, four levels of intricately detailed one- and two-bedroom residences rise with clarity and intent. This is an elevated take on the build-to-rent model, designed for those seeking permanence, connection and quality without compromise.

Mirrored glass, blackened metal and coloured glazing bring softness to the raw concrete form, while interiors are defined by material depth, including silver travertine personally sourced by Michael Piccolo. The restored Victorian terrace facing Dorcas Street anchors the project in its past, while contemporary interventions, such as the Charles Street laneway artwork, point to its future.

Piccolo House is more than a place to live or work, it is a meaningful response to context, offering a new way of living in South Melbourne. Grounded in design and made to endure, we’re proud that it bears the Piccolo name as our company headquarters.
